What Documents Do You Need to Sell Your Home?

Selling a home involves significant paperwork to ensure a smooth transaction. Having the necessary documents organized and ready to present can streamline the process and prevent potential delays. Here's an overview of the key documents you need to sell your home.

1. Proof of Ownership

The first essential document is the title deed, which shows that you legally own the property. If you've paid off your mortgage, this deed will have been returned to you. If you still have a mortgage, the lender will hold the deed until the balance is paid, but it's vital to ensure that this document is available to prove ownership to prospective buyers.

2. Mortgage Information

If you currently have a mortgage on your property, you must provide a mortgage discharge statement detailing the outstanding balance. This helps the buyer understand the financial obligations tied to the property and can be used to calculate how much will be paid to clear the mortgage after the sale.
